Prescott sales rose even as fewer owners put homes up for sale
If you own a home in Prescott, here is the number that matters most right now. The Real Estate Data Aggregator counted 472 homes sold across Prescott in the three months ending July 31, 2026. That is up 16.5% from the same three months in 2025. Sales went up even as the number of homes for sale fell 10.7%. More buyers, fewer choices. That is the short version.
Nationally, Realtor.com reported that median list prices fell 1.3% year over year in August 2026, and 20.4% of listings saw a price cut. Prescott did not follow that pattern. Sales here climbed, and inventory tightened. That does not mean every home sold fast or at full price. But it does mean steady demand was working through a smaller pool of choices.
Fewer new listings came to market, down 3.4% to 654, per the Real Estate Data Aggregator. If you have been thinking about selling, that matters. You would be entering a market with less competition than a year ago. Buyers are still showing up. That combination tends to support sellers who price carefully.
Each ZIP code tells its own story
The three Prescott ZIP codes each moved a little differently. That is worth knowing before you draw any conclusion about your own street.

ZIP 86301, the downtown area, saw the median sale price dip 5.9% to $555,000, per the Real Estate Data Aggregator. Sales there were nearly flat, up just 0.6%. But nearly 3 in 10 homes, 29.8% to be exact, went under contract within two weeks of listing. That share jumped 7.7 points from a year before. So while the price eased, well-priced homes were still moving quickly.
ZIP 86305, which covers the Williamson Valley area, held its median price close to flat, down just 0.4% to $715,000. Sales there jumped 23%, and homes for sale fell 19.4%. The Real Estate Data Aggregator also shows months of supply dropped 2.4 months, a meaningful shift. Williamson Valley is open grassland country with bigger lots, and buyers there clearly stayed active.
ZIP 86303, which covers the Groom Creek and south Prescott area, was the only one where the median sale price rose, up 3.3% to $585,900. Sales climbed 30.7%. Nearly a third of homes, 32.4%, went under contract within two weeks, per the Real Estate Data Aggregator. That area includes forest roads and pines to the south and west, and the numbers suggest buyers were drawn to it.
What the national picture adds
Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Quarter over quarter, they rose 0.3%. Prescott's own price moves were mixed by ZIP code, but sales volume here outpaced the national picture by a wide margin.
CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That is not a small number. It affects what buyers can afford. And yet 472 homes still sold here in three months. That tells you something about the level of interest in this market.
Realtor.com also noted that pending sales nationally turned slightly negative, down 0.2% year over year in August 2026. Prescott's pending sales across all three ZIP codes came in at 507, down 3.2% from a year before. So there is some softening on the pending side locally too. It is worth watching, but it does not erase the sales gains.
What sellers should know
Fewer homes came to market. More homes sold. Those two things together tend to favor sellers. But the median price in two of the three ZIP codes dipped or held flat. That means buyers are still paying attention to value. Pricing too high is still a risk, even in a tighter market.
The sale-to-list ratio stayed close to full price in all three ZIP codes. The Real Estate Data Aggregator put it at 98.2% in 86305, 97.8% in 86301, and 97.1% in 86303. Sellers who priced well were getting close to what they asked.
What buyers should know
You are buying into a market with less inventory than a year ago. That means less room to wait. It does not mean you should skip due diligence. Water source, access, lot usability and HOA rules all vary by property here. Always verify those details for the specific home you are considering.
The good news is that days on market were 56 or 57 in two of the three ZIP codes, and 51 in 86303. That is not a frantic pace. You have time to ask the right questions. Just know that well-priced homes in the right condition are still moving in two weeks or less, based on the Real Estate Data Aggregator numbers.
