ZIP 86301 covers the heart of Prescott, including the area around Courthouse Square. The Real Estate Data Aggregator counted 157 homes sold here, up just 0.6% from a year before. The median sale price was $555,000, down 5.9% from the same period in 2025. Prices dipped a little, which is worth noting honestly. But homes still sold at 97.8% of list price on average, up 0.5 points from a year ago. And nearly 3 in 10 homes, exactly 29.8%, went under contract within two weeks of listing. 86303: the south and Groom Creek corridor

That is worth knowing: more homes for sale, and days on market ticked up a little. Still, 32.4% of homes went under contract within two weeks, the highest quick-sale share of any ZIP.
One thing to keep in mind for 86303: if a price looks lower than expected, especially deeper into the pines, it is worth confirming road access and conditions before drawing conclusions. Some homes in this area sit at the end of long dirt roads. I always say to verify access for the specific property.
86305: Williamson Valley and the west side
ZIP 86305 is a large and varied area. It includes Williamson Valley, which is open grassland with bigger lots, wells common, and more wind. It also includes the Granite Dells Estates area and the west side toward Iron Springs Road. These are different landscapes with different buyers, and the ZIP code number groups them together.
